This calculator is a free educational tool from Let's Talk Money. The results are estimates to help you understand and plan. They are not financial advice, a quote, or an offer or approval of credit.
- Figures assume the interest rate stays the same for the whole term. Most South African home loans have variable rates linked to prime, so your repayment will change when rates change.
- Results exclude bank initiation fees, monthly service fees, bond registration and transfer attorney fees, insurance, rates, levies and maintenance.
- Transfer duty is calculated on the SARS table effective 1 April 2025 (unchanged for 2026/27). Your conveyancer will confirm the final amount.
- The 30% affordability guideline is a common bank rule of thumb. Banks also look at your credit record, expenses and existing debt, and each bank applies its own criteria.
